Luxurious and sustainable 6-person holiday villa located at the edge of De Koog seaside resort, near beach and forest. The shape of these high-end villas is inspired by the typical Texel sheep pen and each has a panoramic view of Texel’s vast meadows through the transparent frontage. This is an absolutely top segment house with a unique and tasteful design.

Living room
The spacious living room features a sitting area with fireplace, smart TV and music system. There is a dining area with a large dining table for 6. The open kitchen is fully equipped with various appliances, such as fridge-freezer, combination microwave oven, steam oven, dishwasher, Quooker and coffee maker.

Bedrooms and bathrooms
There is 1 bedroom on the ground floor with private bathroom, equipped with walk-in shower with two rain showers and double washbasin. Upstairs, there are two bedrooms with a bathroom en suite. There is also a separate toilet on the ground floor. These bathrooms have a spacious walk-in shower, bathtub and separate toilet. All bedrooms in the house have comfortable box-spring beds and a TV. The beds are made and towels are provided.

Garden
The living area is directly connected to the terrace through sliding doors. The terrace is equipped with garden furniture and faces south. There is a complete outdoor kitchen with The Bastard BBQ. The wood-fired hot tub can be used all year round, both in summer and winter. Enjoy the wonderful smell, the sound of nature, the flaming wood fire and the stars in the sky. Pure enjoyment.

General
Zero energy homes. Washing machine, tumble dryer and children’s furniture are provided. Free Wifi and additional German channels. Charging points for an electric car and electric bicycles. Heating and cooling of the villa is achieved by a heat pump. By means of underfloor heating and cooling, a pleasant temperature lower than the outside temperature can be achieved even in summer.

Things to know about your stay at Buytenplaats Texel

Parking:

You can park your car in the car park with the same number as the house number. two parking spaces are reserved per villa. Parking in the garden, verge or at the fire station is not allowed.

Climate control:

Heating and cooling of the villa is achieved by a geothermal heat pump. Through underfloor heating and cooling, a pleasant temperature lower than the outside temperature can also be achieved in summer. This is regulated automatically. The room thermostat (in the living room) cannot be used. The other rooms can be controlled with the small thermostats, which can be found in each bedroom.

To keep the temperature pleasant, we recommend that you leave the screens down in nice weather, keep the bedroom doors closed and open the air vents.

Rubbish:

There are several containers at the entrance to the villa park where you can dispose of your waste. There are separate containers for paper, glass and cardboard. Please tear boxes into pieces.

To avoid malfunctions in the sewage system, please throw wet wipes, bandages, nappies, food waste, etc. in the waste container and do not flush them down the toilet.

Parasols and sunshades:

In case of strong wind and when leaving, we kindly ask you to put away the garden furniture safely and fold down the sunshades.

The sunshades can be switched off up to wind force 6. We would ask you to raise the screens in strong wind and on departure.

Dogs:

Dogs are allowed in some villas. Dogs must be kept on a leash in the villa park. Please respect this! You can walk your dog outside the park. In the unlikely event of excrement in the villa park, please clean up and dispose of it in the container at the entrance.

BBQ

The BBQ may only be lit with wood shavings. Do not use firelighters, benzene or similar. The BBQ can get very hot; therfore, use heat-resistant gloves and open the BBQ carefully, otherwise a flash fire may occur.

Hottub

the tub should be filled at least 5cm above the stove’s highest connecting tubes before lighting the stove. filling takes about 1.5 hours.

the tub must not be emptied before the fire is completely extinguished. heating a half-empty tub may cause the stove tubes to melt. heating takes about 2 hours.

Use small pieces of dry wood for lighting and later add larger pieces every 15 minutes as required.

remove the ashes from the stove after each use. if you are not going to use the hot tub, drain the water.

What to do before departure?

  • Empty the fridge.
  • Please set the thermostat of the central heating to 15 degrees.
  • Do the dishes and/or empty the dishwasher.
  • Put any rented linen and/or towels in one of the pillowcases and leave it by the front door. Leave moles and pillowcases on the mattresses and pillows.
  • This also applies if you had beds made on arrival.
  • Clean the fireplace (if present) with a dustpan and brush,
    not with a hoover.
  • Empty the water tank of the tumble dryer and remove dust from the filter.
  • Dispose of household waste in the containers provided.
